What this estimate covers
One boutique. 140 m² of shell and core in a new building at 31 rue de Marignan, handed over on 3 May 2027. Doors open Thursday 4 November.
Sales floor, testing bar, consultation room for private fittings, stockroom and staff room. Interior design only. The shell works and services are your contractor's.
The FF&E and joinery budget is separate from our fee: €212,000 to €236,000 HT, plus a 10% contingency. You pay suppliers directly. We specify, order and track.

Six phases
Clémence Dorvane leads design. Yannick Belhadj runs specification and site. Both attend every review. Six people in the studio, founded 2018.
Brief and laser scan, two weeks
Scan of the unit on the developer's access day. Brief, stock volumes per fragrance line and staff routines agreed in writing.
Concept, four weeks
Two routes, each as a VR walkthrough. You stand at the testing bar in both before choosing.
Developed design, four weeks
Plans, elevations, RCP and lighting plan. Scent extraction and acoustics resolved here, not on site.
Specification, three weeks
Joinery drawings, finish schedule and FF&E schedule on a live tracker you can open at any time.
Procurement, fifteen weeks
Orders placed in one week. Then fourteen weeks of lead times. We chase suppliers weekly and report on the tracker.
Install and styling, three weeks
Ten days of installation, a snag list closed in five, two days of styling. Your team gets the keys on 11 October.
Design fee
In euros HT, TVA at 20% added. Day rates: director €980, designer €720, visualiser €640. Fee only. The FF&E and joinery budget of €212,000 to €236,000 HT, plus 10% contingency, is paid by Ondée to suppliers and is not shown here. We recommend Design to opening.

Lead times set the date
The upholstered bench takes fourteen weeks. Orders must go out by 11 June or the November opening moves. Assumes your sign-off within three working days at each review.

What is not included
Read these before signing. They decide whether the fee and the date hold.
Shell works, services and permits
Partitions, floor screed, electrics, HVAC and the scent extraction plant are your contractor's. So is the shopfront permit from the Mairie du 8e. We issue the drawings they build from and check their work on site.
The FF&E and joinery budget
€212,000 to €236,000 HT, plus 10% contingency. Paid by Ondée directly to suppliers. We take no margin on it and pass on every trade discount.
Orders, deposits and changes of mind
Every order is signed off by Ondée before we place it. Bespoke joinery and upholstery deposits are 50% and non-refundable once production starts. A change after 11 June moves the opening date.
Revisions
Two rounds per phase. A change to the brief after Concept sign-off is a variation, priced in writing before we start.
Payment and photography
Invoiced monthly against progress, 30 days from invoice. We may photograph the finished boutique for our own portfolio after opening, never before.

By signing, you appoint us for the package you selected: €54,648 HT for Design to opening, or €36,828 HT for Design to specification, plus TVA at 20%. Work starts Monday 8 March 2027. The first invoice is issued on 31 March 2027.
